How the calculator works

  2. We pull comparable DLD sales. The calculator finds recorded sold transactions in your building or community from a recent window and builds a price range from what buyers actually paid.
  3. You see two numbers. The market price range, and the below-market range that motivated sellers typically accept for a quick close — with the recent comparable sales shown underneath.

How accurate is the estimate?

It is a data-backed range built from real sold prices, but it cannot see unit-specific factors such as view, floor level, condition or recent renovations, which can move the real price by 10–20% in either direction. For a precise figure, request a human price check.

What is the 'distress' or below-market range?

The lower range shows what motivated sellers typically accept for a quick, fast-closing sale. It is useful whether you need to sell quickly or you are hunting for a below-market deal.
