The UAE's direct channel for distressed and below-market property. Whether you're selling a property, listing urgent inventory as an agent, or buying — every listing carries verified urgency and a transparent discount against comparable sales, with contact directly between the parties.

Why this exists

The major UAE property portals — Bayut, Property Finder, Dubizzle — are excellent at the general market. They aren't built for the corner of the market where motivated sellers compete for the same eyeballs as aspirational ones, where headline asking prices don't reflect what's actually moving, and where speed matters more to the seller than maximum headline price.

Distress sellers — an expat moving fast, an off-plan buyer stuck past handover, a property under mortgage stress, an inheritance situation requiring a quick close — face two problems on the general portals:

  1. They get lost — buried beneath thousands of optimistic listings priced 15-25% above realistic market value.
  2. They have no signal — a buyer browsing a general portal has no way to filter for actually motivated to move.

distress.ae solves this by being the dedicated channel for those listings, with discount-vs-comparable shown up front and biggest discount sorted first.

How distress.ae works

For sellers. Post a listing in minutes — photos, urgency window, asking price, and (optionally) your title-deed number. Each listing is manually reviewed before going live, including a title-deed cross-check via the Dubai REST app for Dubai properties. Buyers tap to call or WhatsApp you directly; we never insert ourselves between you and the buyer.

For buyers. Browse every listing ranked by genuine discount against comparable market prices. Every listing is reviewed before publication so the urgency is real and the asking price is benchmarked, not aspirational. Tap once to call the seller or agent, or message them on WhatsApp — contact happens directly between the parties.

For agents. If you have stale inventory or a motivated client, post on distress.ae and reach buyers actively hunting for distressed deals. Your brokerage and BRN are displayed alongside your listings so buyers know who they are dealing with.

Methodology and pricing references

Every percentage discount shown on a listing is calculated against comparable sold transactions from Dubai Land Department Open Data — not against aspirational asking prices, not against developer marketing prices. The full methodology is at /methodology.

The Platform's role is restricted to discovery and contact. distress.ae does NOT broker transactions, does NOT handle payment, and does NOT transfer title deeds. Those steps happen between buyer, seller, and any RERA-licensed broker the parties engage, at the DLD Trustee Office, on Form F.

About the founder

Khazhimurod Khusanbaev is a real estate industry expert and finance advisor based in Dubai. He founded distress.ae to serve the underserved corner of the UAE property market — urgent and below-market sales — by giving sellers and buyers a focused, transparent place to meet.
