distress.ae helps buyers explore urgent, below-market and below-original-price property listings, and helps sellers and agents present their available properties. Contact happens directly between the parties.
Why this exists
The major UAE property portals — Bayut, Property Finder, Dubizzle — are excellent at the general market. They aren't built for the corner of the market where motivated sellers compete for the same eyeballs as aspirational ones, where headline asking prices don't reflect what's actually moving, and where speed matters more to the seller than maximum headline price.
Distress sellers — an expat moving fast, an off-plan buyer stuck past handover, a property under mortgage stress, an inheritance situation requiring a quick close — face two problems on the general portals:
- They get lost — buried beneath general-market listings with different seller priorities and price expectations.
- They have no signal — a buyer browsing a general portal has no way to filter for actually motivated to move.
distress.ae provides a focused place to present those listings. Where a price comparison is available, check its basis and the supporting evidence before deciding whether the property is good value.
How distress.ae works
For sellers. Add photos, your asking price, the reason for selling and relevant property details. Provide supporting documents and a clear price reference where available. Buyers can contact the seller or agent directly.
For buyers. Browse listings and check the basis of any displayed discount. Read the verification information shown, compare similar properties and confirm the documents before committing. Contact the seller or agent directly.
For agents. If you have stale inventory or a motivated client, post on distress.ae and reach buyers actively hunting for distressed deals. Your brokerage and BRN are displayed alongside your listings so buyers know who they are dealing with.
Methodology and pricing references
The “% below DLD sales” badge compares the asking price with a reference calculated by distress.ae from registered Dubai Land Department sales. Seller- or agent-entered market estimates, including older stored estimates, do not earn this badge. The listing’s “How we checked” note explains the recorded-sales reference. This comparison is not an official DLD valuation. A comparison with original developer price has a separate basis. Our methodology explains the research approach.
The Platform's role is restricted to discovery and contact. distress.ae does NOT broker transactions, does NOT handle payment, and does NOT transfer title deeds. Those steps happen between buyer, seller, and any RERA-licensed broker the parties engage, at the DLD Trustee Office, on Form F.
