Pick the building, the bedrooms and the yearly rent. We compare it with the latest five new leases signed there, from Dubai Land Department records.
How the check works
- Same building, same number of bedrooms.
- New leases only. Renewals are left out: rent rises for renewing tenants are capped by law, so they show last year's agreement, not today's market.
- The latest five leases that started in the last six months. Older leases overstate today's rents while rents are falling.
- When you give the size, leases within 15% of it are used if there are five of them.
- The figure is the middle of the five rents, so one unusual lease cannot move it. Several flats leased by one company on one day at one rent count once.
