I don't have a UAE bank account. How can I receive the money from selling my Dubai property?
Quick answer: arrange how you will receive and access the money before completing the sale. A non-resident UAE savings account in your own name is a practical option to investigate. Receiving a cheque, depositing it and transferring cleared money abroad are separate steps.
This guide covers an individual owner reselling a completed Dubai apartment or villa. Direct payment abroad or payment through someone else's account needs specific confirmation; neither should be assumed available.

Can I sell my Dubai property if I no longer live in the UAE?
Yes, non-residents can use DLD's sale-registration process. Dubai Land Department's requirements accept a valid passport for non-resident foreigners and allow legally authorised representatives.
That answers who can register a sale. You still need an agreed payment method that the transfer office and relevant banks accept.
Can I open a UAE account without being a resident?
Some banks offer savings accounts to non-residents, subject to their requirements. Two official examples are:
- Emirates NBD: its current and savings account factsheet includes non-residents in savings-account eligibility.
- First Abu Dhabi Bank (FAB): its Personal Savings Account is open to non-residents.
These are examples, not guaranteed approvals or recommendations of one bank over another. Before applying, explain that you will receive Dubai property-sale proceeds. Confirm cheque acceptance, required documents, any branch visit, minimum balance and overseas-transfer facilities.
Emirates NBD's published non-resident requirements include a passport with visa page, proof of address, a home-country bank reference and recent bank statements. Obtain the checklist for your chosen account.
What if I still have an old UAE bank account?
Ask the bank to confirm its status before closing or using it. Emirates NBD's residency-update guidance describes converting a current account to savings, or retaining savings and closing current where both exist, after the required documents are submitted.
This is that bank's published process. Tell your own bank about your residency change and planned sale. Confirm the account can receive the payment; an old account number is not enough.
Can I receive a manager's cheque without having an account?
A cheque made out to you does not, by itself, give you access to the money. A manager's cheque is issued by a bank. Before accepting it, establish where and how you can deposit or collect it.
DLD's published no-broker sale-contract template, clause 6(B), provides for the balance by manager's cheque payable to the seller or another guaranteed payment method DLD accepts. Check your actual contract and transfer arrangements.
Do not assume over-the-counter cash payment or overseas acceptance. Ask the issuing and receiving banks about the exact cheque, payee name, currency and account. Emirates NBD's deposit guidance illustrates that deposit channels and clearing depend on the cheque type.
Can the buyer transfer the sale money directly to my overseas account?
Treat this as an arrangement to confirm, not an automatic alternative. The official material reviewed does not establish a generally available direct overseas payout for every resale.
DLD's remote-sale guidance refers to bank details, internal approval and payment instructions. It does not guarantee acceptance of every overseas account.
Before relying on this route, get written confirmation from your DLD registration trustee (the authorised property-transfer office) and the relevant banks. Specify the recipient account, country, currency, payment timing and evidence required before ownership changes. The buyer's ability to send an international transfer is only one part of that check.
Can my relative or agent receive the money for me?
Do not assume a power of attorney makes their personal account acceptable. A power of attorney is a legal document authorising someone to act for you.
DLD says a representative must act within the powers granted. Authority to sign a sale and permission to receive its proceeds into a different person's account are separate questions.
Have the exact authority and proposed payment route checked by the transfer office, receiving bank and a UAE property lawyer. Do not redirect the buyer's payment based only on an agent's assurance.
Could I use an instant tourist account instead?
Do not treat it as a ready-made property-sale solution. For example, ADCB's Instant Tourist Account requires the applicant to be physically in the UAE, has limited validity and restricts international transfers to a registered account in the customer's own name.
Those features do not establish that it can accept your sale cheque or transaction amount. Obtain explicit confirmation of suitability, payment limits and what happens when you leave the UAE before relying on it.
What paperwork should I prepare for the bank?
Prepare a clear record showing where the money comes from. UAE Central Bank guidance for real-estate transactions expects banks to identify the source of funds for large property-related transactions.
Our suggested preparation list is:
- Your identification and current address details.
- Title deed and signed sale agreement, including any payment addendum (written addition).
- Transfer-completion evidence when available.
- Cheque or transfer records, and mortgage-settlement details if applicable.
Ask both the UAE bank and your overseas receiving bank what they require. This is a preparation list, not a universal mandatory-document checklist. Share private documents through their verified secure channels.
Once the money clears, can I send it abroad? What will it cost?
An onward bank transfer is a separate step to arrange. Emirates NBD's international-transfer guidance explains its transfer process. Confirm that your account, destination and amount are supported.
Ask for the exchange rate, sending fee, any intermediary or receiving-bank charges, transfer limit and expected arrival date. FAB's savings-account factsheet warns that additional bank charges, exchange rates and extra transaction checks can affect the amount and timing.
Compare the amount expected to arrive in your chosen currency. Do not treat a published processing estimate as a guaranteed completion date.
What should I confirm before signing Form F?
Agree the payment plan before committing to the transfer date. Form F is the buyer-seller sale agreement. Confirm:
- Who receives each payment and the exact payee or account name.
- The payment method accepted for your transfer.
- Where the money will be deposited and when you can access it.
- Any mortgage settlement and the balance payable to you.
- What happens if account opening, bank checks or payment is delayed.
Have the agreed terms recorded in the contract or a properly reviewed addendum. If Form F is already signed, get advice on an agreed amendment before changing payment instructions or missing a deadline.
Start with this message to your bank and registration trustee: "I am selling a completed Dubai property and do not currently have a UAE bank account. Please confirm the payment route you can accept for my sale, whose name must appear on the cheque or account, and what must be ready before ownership transfers."
