2-bed at DAMAC Riverside Views — AED 141,000 below the original price

A two-bedroom apartment in DAMAC Riverside Views — Royal 1, Tower A, listed on behalf of the registered owner. She bought it from DAMAC in May 2025 for AED 1,791,000 and is asking AED 1,650,000, so the buyer takes it on at AED 141,000 less than the developer's price.

What you get: 1,104 sq ft, two bedrooms both with their own bathroom and dressing area, a separate guest WC, an open kitchen and one balcony. One parking space is included in the price. DAMAC hands the unit over with fitted wardrobes, a fitted kitchen, and a fridge, cooker, hood and washing machine included.

Handover is March 2029. The unit is registered with the Dubai Land Department under Oqood contract 619046/2025 and carries no mortgage. The seller has paid about 40% of the price; the buyer reimburses that and takes over the remaining instalments to DAMAC directly — roughly AED 17,910 a month, with 30% due on completion.

Two things stated plainly, because you would find them out anyway. First, DAMAC is still selling units in this same tower, so compare this against the developer's own price before you decide. Second, the seller's contract requires 44% to be paid before a transfer, and she is a little short of that — DAMAC's written approval or a top-up is arranged as part of the sale, and we handle it.

The floor plan and the position drawing are from the seller's signed contract and are specific to this apartment. We do not publish unit numbers. No view is claimed. The floor plan places the unit in the section joining the two towers, and DAMAC has not confirmed the aspect in writing, so we are not going to guess for you.
