One-bedroom apartments and studios together carry almost the whole register, with a smaller two-bedroom tier above them and nothing larger. Why below-market resale shows up in Lawnz Block 1
- Rental arithmetic. On a register led by small units, a flat bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
- The district's entry-level position. International City sits at the accessible end of the Dubai ladder, where ownership turns over faster and a seller working to a deadline appears steadily rather than occasionally.

- Confirm the block. The four Lawnz blocks are registered separately and priced separately here, so a figure from one block is not evidence about another.
- Check the unit's recorded floor area against the median size on its row. Where sizes repeat this closely, a unit that does not match is worth a question rather than an assumption.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
