Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load. Scoped to apartment units — every figure here excludes any other unit type on this register.
This page covers the Miraclz Tower apartment register only; the retail sales recorded in the building are left out, so every figure on it describes one market. Its first recorded sale dates from 2016, and it holds both off-plan registrations and completed units changing hands. The register-mix line on this page states the split.
Most sales here are studios, with a smaller one-bedroom tier and a smaller two-bedroom tier still. Almost all one-bedroom sales sit at one size, and so do almost all two-bedroom sales.
Even so, one ordering holds in every window the page can compare: the rate per square foot steps down from studios to one-bedrooms to two-bedrooms. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
Miraclz Tower sale prices by bedroom
Median recorded prices for Miraclz Tower by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 872 recorded apartment transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Miraclz Tower
- A rate that falls with size. The rate per square foot here steps down from studios to one-bedrooms to two-bedrooms in every window compared, so a larger unit offered at a lower rate per foot than a studio may be priced in line with its own tier rather than discounted.
- One size in the larger tiers. Almost all one-bedroom sales here sit at one size, and so do almost all two-bedroom sales, so a buyer can set any offer against recent sales of the same floor area, and a seller who needs to move has little room to ask above them.
- Mortgage resets. When a fixed-rate period ends, an owner's monthly repayment can rise sharply, and an owner who cannot absorb the new rate may sell rather than refinance.
- Studio competition. With studios making up most of the register, a studio seller in a hurry competes with any other studio listed in the building at the same moment, and the seller with the firmest deadline sets the price for the rest.

- Price each unit from its own row. The rate per square foot here falls from studios to one-bedrooms to two-bedrooms in every window compared, so a studio rate applied to a larger unit would overstate its value.
- Check the period printed beside each row before using its figure. Rows are priced on the most recent period that holds enough sales, so a figure from an older period can sit well away from today's market.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Miraclz Tower — common questions
- Why does the table have only studio, one-bedroom and two-bedroom rows?
- Because every apartment sale on this register is one of those three types. The Land Department has recorded no larger apartment here, and sales filed as retail are left out of the page, so there is nothing for any other row to hold.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Does a larger apartment here cost less per square foot?
- Yes, on this register. In every window where the rows can be compared — the last twelve months, the last three years and the whole register — studios have sold at a higher rate per square foot than one-bedrooms, and one-bedrooms at a higher rate than two-bedrooms. The rows on the page can be priced on different periods, so use this as a pattern rather than setting one row's figure directly against another.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
