There is no studio tier and nothing above two bedrooms — the building is, in register terms, two products and no more.
That concentration is why the one-bedroom figure here is worth more than a typical single-building median. It is not drawn from a thin slice of a mixed register; it is drawn from the great majority of everything the building has ever sold, which is about as well evidenced as a per-bedroom rate gets in Dubai.
