About this property
A studio in Maison Elysee II, the second of Pantheon's twin towers in Jumeirah Village Circle, priced below what the developer is currently charging for the same unit type.
The seller bought directly from Pantheon in June 2024 on the six-year payment plan and has paid AED 379,090 to date — 47.6% of the purchase price, with the 4% DLD registration fee and the Oqood fee already settled. There are no overdue amounts. The buyer takes over the remaining schedule: AED 54,411 across seven monthly instalments to March 2027, AED 73,290 on completion, and AED 256,514 over 35 monthly instalments after handover, ending March 2030.
The unit sits on a high floor facing the pool and amenity deck. 399 sqft in total — 336 sqft internal plus a 63 sqft balcony — with one bathroom, a separate pantry and a fitted kitchen.
The building runs to two basements, ground-level retail, four podium levels and 22 residential floors, 348 apartments in total. The twin towers share an amenity deck with a lap pool, family and children's pools, a play area, indoor and outdoor gyms, a padel court and a residents' lobby lounge. Interior and amenity images are the developer's own renders and show-apartment photography, not this apartment.
On price: the Dubai Land Department recorded 96 sales of studios this size across the Maison Elysee towers in the twelve months to April 2026, at a median of AED 710,400. This one is AED 650,000 — 8.5% below that median, and below the bottom quarter of every studio sale recorded in this tower. Of 139 studio sales registered in Maison Elysee II, only ten changed hands for less per square metre. Those are completed, registered sales, not asking prices.
The seller needs to move quickly and takes enquiries on WhatsApp.
On timing, honestly: the sale contract dates handover to the end of March 2027. The Dubai Land Department's project register recorded Maison Elysee II at 2.54% construction complete on 15 June 2026, and no completion date is registered against the project. Treat March 2027 as the contractual date rather than a forecast, and satisfy yourself on site progress before committing.
What a buyer needs in cash: AED 265,784 to the seller, plus the 4% DLD transfer fee and Pantheon's NOC fee. Transfer is by assignment of the existing Oqood registration and depends on the developer issuing a no-objection certificate.
