Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load.

The Land Department files this building as "ELITE RESIDENCES 2", under the project name "ELITE II SPORTS RESIDENCE" — the same number written once as a numeral and once in Roman numerals, so a search under one form can miss the other. It is one of several numbered Elite registers in the same district, and a price quoted for another of them, such as "Elite Residence 1" or "Elite Residences 3", is not evidence for this building.

Its first recorded sale dates from 2009, and it holds both off-plan registrations and completed units changing hands; the register-mix line on this page states the split.

Most sales here are studios, with a one-bedroom tier behind them and a small two-bedroom tier above. Studio, one-bedroom and two-bedroom sales each fall into several layouts. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.

Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

Elite II Sports Residence sale prices by bedroom

Median recorded prices for Elite II Sports Residence by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 695 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Elite II Sports Residence

  • Studio sellers competing with each other. Most sales here are studios, so a studio owner who has to sell quickly is priced against every other studio for sale in the building at the same time, and the one with the tightest deadline tends to set the level.
  • Thin recent evidence for the rarer tiers. Where a unit type sells only occasionally, a seller working to a deadline has little recent evidence of value to hold out with, and a buyer can negotiate from older figures.
  • Rate per foot is not a like-for-like test. Studios here have sold at a higher rate per square foot than one and two-bedrooms in every window where they can be compared, so a larger apartment that looks cheap per foot beside a studio may simply be priced normally for its tier.
  • The end of a lease. When a tenant leaves a let apartment, an owner who would rather not carry an empty unit or find a new tenant may sell with vacant possession and price for a quick result.

What to check before you offer on Elite II Sports Residence

  • Search under both forms of the name. The Land Department files the building as "ELITE RESIDENCES 2" and its project as "ELITE II SPORTS RESIDENCE", and a sale quoted under any other Elite number comes from a separate register.
  • Match the unit to recent sales of a similar size, not only the same bedroom count. Studio, one-bedroom and two-bedroom sales here each fall into several layouts, and the recent sales list shows the floor area of each sale it includes.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Elite II Sports Residence — common questions

Is this the same register as Elite Residence 1 or Elite Residences 3?
No. "Elite Residence 1" and "Elite Residences 3" are separate Land Department registers, as are "Elite 5 Sports Residence", "ELITE 8 SPORTS RESIDENCE" and the other numbered Elite names in the district. This page covers the building filed as "ELITE RESIDENCES 2" only.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does the table stop at two bedrooms?
Because the Land Department has recorded no sale of a larger apartment in Elite II Sports Residence, and the table shows a row only for a bedroom type that has sold.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
