Everything on this page is scoped to the Hera Tower register alone rather than to Dubai Sports City as a whole, which mixes buildings of very different ages and unit mixes.
Studios are the largest tier by a wide margin, one-bedroom apartments next and a smaller two-bedroom tier above them, with nothing larger. Each tier is built from two main layouts rather than one, so a row median sits between them — check a specific unit's floor area against its row rather than assuming the median describes it.
Roughly twice as many units have changed hands here in the recent quarter as in the typical building on this site, which means the four-month figures rest on more evidence than the same window usually carries — and the table prints that count beside every row so the difference is visible. The register is mixed — off-plan registrations as well as completed units changing hands — and the register-mix line states the split. Its first recorded sale dates from 2017.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
Hera Tower sale prices by bedroom
Median recorded prices for Hera Tower by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 757 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Hera Tower
- A studio-led register. On a building carried by studios, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the wider market is doing.
- High turnover. Where units change hands often, a seller has plenty of recent evidence to price against — and so does a buyer, which narrows the room to hold out for an optimistic figure.
- Near-identical competing units. Where studios repeat across many floors, a seller working to a completion date competes on price rather than on the apartment itself.
- Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.

- Use the four-month figures here with more confidence than you would elsewhere. This building trades often enough for the recent window to carry real weight rather than resting on a handful of sales.
- Compare rates per square foot as well as total prices before choosing between bedroom types. The smallest units usually carry the highest rate per square foot, which a headline price hides.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Hera Tower — common questions
- Why does the table stop at two bedrooms?
- Because the Land Department has recorded no apartment sale here above two bedrooms. The table prints a row only for bedroom types that have actually sold, so an absent row means an absent sale rather than a withheld figure.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
