Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load. Scoped to apartment units — every figure here excludes any other unit type on this register.
This page covers the apartment register; the retail sales recorded in the building are left out so every figure describes one market. Most sales on the register are studios, one-bedroom apartments are the next group, and the two and three-bedroom tiers are smaller still. There is nothing above three bedrooms.
The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2014. Studios have sold for more per square foot than every larger tier in every window where both rows can be priced, and one and two-bedrooms for more than three-bedrooms.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
Ghalia sale prices by bedroom
Median recorded prices for Ghalia by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 1,019 recorded apartment transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Ghalia
- Rental arithmetic. On a register made mostly of studios, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
- A sitting tenant. A unit sold with a tenant in place appeals mainly to investors rather than to buyers who want to move in, and an owner who cannot offer vacant possession may have to accept a lower price.
- Mortgage exposure. Apartments bought with finance near a price peak tend to be among the first to reach the market when a repayment schedule stops working.

- Check the unit's recorded floor area against the median size on its row. Studio and one-bedroom sales here come in several layouts, so a row median may describe a different layout from the one you are offered.
- Read the period beside the three-bedroom row. Three-bedroom sales are a small part of this register, so that row can be priced on a longer window than the others and describe an older market.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Ghalia — common questions
- Why does the Ghalia table stop at three bedrooms?
- Because the Land Department has recorded no apartment sale here above three bedrooms. The table prints a row only for bedroom types that have sold, so it shows studios and one, two and three-bedroom apartments.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
