Creek Horizon Tower 1 has its own Land Department register, separate from the one for Creek Horizon Tower 2 and from other registers in the district whose names include Creek. Every figure on this page comes from Creek Horizon Tower 1's register alone.

There are no studios on the register. One-bedroom and two-bedroom apartments together make up most of its sales, with a smaller three-bedroom tier and a four-bedroom tier that trades rarely. Almost all one-bedroom sales sit at one size. The register is mixed — off-plan registrations as well as completed units changing hands — and the register-mix line on this page states the split.

Its first recorded sale dates from 2017. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.

Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

Creek Horizon Tower 1 sale prices by bedroom

Median recorded prices for Creek Horizon Tower 1 by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 461 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Creek Horizon Tower 1

  • Almost all one-bedroom sales here sit at one size. Where many units of one type share a size, a seller who must sell quickly is offering much the same home as other sellers, so a quick sale usually has to be won on price.
  • Four-bedroom apartments trade rarely here. The largest units in any building have the fewest buyers who can afford them, and an owner working to a deadline has to take the buyer who is there.
  • The register includes three-bedroom and four-bedroom tiers. Service charges are levied per square foot, so the larger apartments on a register carry the larger bills, and those bills keep running while a unit sits empty.
  • A relocation, repayments that have become hard to meet or an estate that has to be settled can put a date on a sale, and an owner with a date to meet gives ground on price that an owner with time would hold.

What to check before you offer on Creek Horizon Tower 1

  • Check the period printed beside each row before using its figure. Rows are priced on the most recent period that holds enough sales, so a figure from an older period can sit well away from today's market.
  • For a one-bedroom unit, set an offer against the individual recent sales listed on this page as well as the row's median. Almost all one-bedroom sales here sit at one size, so size accounts for little of the difference between those prices.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Creek Horizon Tower 1 — common questions

Is this the same register as Creek Horizon Tower 2?
No. The Land Department keeps a separate register for Creek Horizon Tower 2, and this page covers Creek Horizon Tower 1 only. Other registers in the district have similar names — Creek Rise Tower 1 and Creek Gate Tower 1 among them — and none of their sales are counted here.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why is there no studio row?
Because the Land Department has recorded no studio sale in Creek Horizon Tower 1, and the table shows a row only for a bedroom type that has sold.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
