This page exists partly to solve a name problem. The Land Department holds several separate registers under the Palace Residences name, across more than one district — a Creek Harbour original, a north tower beside it, a Creek Blue tower, and a set of buildings under the same brand in an entirely different part of Dubai. They are different buildings, with different unit mixes and different prices. This page is the Creek Harbour register filed under the plain name, and nothing else.
Getting that wrong is not a rounding error. A figure lifted from a same-branded building in another district describes a different market altogether, and a buyer comparing a quoted price against it has no idea which building the quote actually came from.
The register itself is built on two and one-bedroom apartments, both deep enough to price, with a smaller three-bedroom tier above. The three-bedroom units are close to a single repeated layout — their recorded floor areas vary only slightly — which means the median size on that row genuinely describes the apartments behind it rather than averaging several different plans.
Most of what is recorded here was sold before handover rather than between owners, and the register-mix line on this page states that split for the batch you are reading.
Every figure is computed from the Land Department register at the moment you load the page. These are recorded sale prices, not asking prices.
Palace Residences sale prices by bedroom
Median recorded prices for Palace Residences Dubai Creek Harbour by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 1,021 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Palace Residences
- A heavily pre-handover register. Buyers who committed years before completion have had years for circumstances to change, and handover is when that turns into a sale.
- Payment-plan exposure. A developer plan becomes a monthly obligation at handover, and a change in income or finance costs shows up as a listing soon after.
- Waterfront investor weighting. Creek Harbour stock at this end of the market is bought for capital growth and yield more than for occupation, and those decisions reverse faster than a home decision.
- A young district still absorbing new supply. Where more buildings are still completing nearby, a seller who needs to move quickly is competing against new stock as well as resale stock.

- Confirm exactly which Palace Residences building the unit sits in, by district and by tower name. Several registers share this brand and they are not comparable with each other.
- Use the bedroom row that matches the unit rather than the building median. In a register weighted toward two-bedroom apartments, the blended figure mostly describes that tier and nothing else.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Palace Residences — common questions
- Is this the same Palace Residences as the one in Dubai Hills Estate?
- No. The Land Department holds several separate registers under the Palace Residences name, in more than one district. This page covers the Dubai Creek Harbour building filed under the plain name, and every figure on it is scoped to that register alone.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why does this differ from a Dubai Creek Harbour average?
- Because a district average blends every building in it, and Creek Harbour is still completing — towers handed over years apart sit in the same average. A single-building figure is the one an offer is actually judged against.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
