Within that register, the page counts apartment sales only; sales filed as retail in the same building are left out, so every figure describes one market.

Studios and one-bedroom apartments are the only bedroom types on that register, and most of its sales are studios. Almost all studio sales sit at one size, while one-bedroom sales are spread across several layouts. Why below-market resale shows up in Lakeside B

  • Most sales on this apartment register are studios. A small unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, and that decision follows the owner's own arithmetic rather than the state of the market.
  • Almost all studio sales here sit at one size. When several units of the same size are for sale at once, a seller who needs to move quickly has little to compete on except price.
  • One-bedroom apartments are the smaller tier here, and their sales are spread across several layouts. A seller whose unit has few recent sales of the same size to point to has less evidence for an asking price, and one with a deadline is the first to give way on it.
  • A job move abroad, a mortgage that has become hard to carry or an estate that must be divided puts a date on a sale. A seller working to a date accepts offers that one without a date would turn down.

What to check before you offer on Lakeside B

  • Check a one-bedroom unit's recorded size against the median size on its row before using the row's price. One-bedroom sales here are spread across several layouts, so the median can describe a size the unit does not have.
  • Compare a studio and a one-bedroom on price per square foot as well as on price. In every period where both rows hold enough sales to be priced, studios here have sold at a higher rate per square foot than one-bedroom apartments.

No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
