The Crescent B has its own Land Department register, separate from those for the similarly named The Crescent A and The Crescent C in the same district. This page covers its apartment register only; sales filed as retail in the building are left out, so every figure describes one market.

This is a secondary register: completed units changing hands. Most sales are studios, with a two-bedroom tier as well, while one-bedroom sales are rare enough that their row can show a count without a price.

In every period where both rows can be priced, studios have sold at a higher rate per square foot than two-bedroom apartments. Its first recorded sale dates from 2009. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in The Crescent B

  • Studios make up most of this apartment register. A small unit held as a rental tends to be sold once the rent no longer covers its mortgage and running costs, whatever the market is doing.
  • A sitting tenant. A unit sold with a tenant in place appeals mainly to investors rather than to buyers who want to move in, and an owner who cannot offer vacant possession may have to accept a lower price.
  • Thin recent evidence for the rarer tiers. Where a unit type sells only occasionally, a seller working to a deadline has little recent evidence of value to hold out with, and a buyer can negotiate from older figures.
  • A move abroad, repayments that have become hard to meet or an estate that must be settled can each put a deadline on a sale, and a deadline is where a seller gives ground on price.

What to check before you offer on The Crescent B

  • Check the period printed beside each row before using its figure. Rows are priced on the most recent period that holds enough sales, so a figure from an older period can sit well away from today's market.
  • Confirm the building letter before comparing prices: The Crescent A, The Crescent B and The Crescent C are separate registers with separate histories.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Why does the table stop at two bedrooms?
Because the Land Department has recorded no sale of a larger apartment in The Crescent B, and the table shows a row only for a bedroom type that has sold.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
