Lakeside C has a Land Department register of its own, kept apart from those for the similarly named Lakeside A, Lakeside B, Lakeside D and Lakeside P in the same district. A price quoted for "Lakeside" without a letter could come from any of them, which is why every figure on this page is drawn from Lakeside C's register alone.

The register holds studios and one-bedroom apartments only, and most of its sales are studios. Studio sales are almost all recorded at one size; one-bedroom sales come in several layouts. It is a mixed register, holding off-plan registrations as well as completed units changing hands, and the register-mix line on this page states the split.

In every period where both rows hold enough sales to be priced, studios have sold at a higher rate per square foot than one-bedroom apartments. Its first recorded sale dates from 2009.

Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

Lakeside C sale prices by bedroom

Median recorded prices for Lakeside C by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 1,005 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Lakeside C

  • Studios make up most of this register. An owner letting out a small unit is likely to sell once the rent stops covering the mortgage, service charges and upkeep, whatever the wider market is doing.
  • Thin recent evidence for the rarer tiers. Where a unit type sells only occasionally, a seller working to a deadline has little recent evidence of value to hold out with, and a buyer can negotiate from older figures.
  • A sitting tenant. A unit sold with a tenant in place appeals mainly to investors rather than to buyers who want to move in, and an owner who cannot offer vacant possession may have to accept a lower price.
  • A unit that sits empty between lettings still carries its service charge and any mortgage payment, and a run of empty months can be what turns an owner into a seller.

What to check before you offer on Lakeside C

  • Confirm the building letter on the title deed or sale contract before comparing prices. Lakeside A, B, C, D and P each have their own register and their own sale history.
  • Read the period printed beside each row before setting a studio figure against a one-bedroom figure. When the rows are priced on different periods, as they are here, part of any gap between them is a gap in time.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Lakeside C — common questions

Is this the same register as Lakeside B or Lakeside D?
No. The Land Department keeps separate registers for Lakeside A, Lakeside B, Lakeside D and Lakeside P, and this page covers Lakeside C only. Every figure here is computed from Lakeside C's own recorded sales.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does the table show only studio and one-bedroom rows?
Because those are the only bedroom types on Lakeside C's register. The Land Department has recorded no sale of a larger apartment here, and the table does not print a row for a bedroom type with no sales.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
