Lakeside D is recorded by the Land Department under its own name, separately from the similarly named Lakeside A, Lakeside B, Lakeside C and Lakeside P in the same district, and this page draws only on Lakeside D's register.

Most of the sales on that register are studios, and almost all studio sales sit at one size. The rest are one-bedroom apartments, recorded across several layouts. Both kinds of transaction appear on it — off-plan registrations and completed units changing hands — and the register-mix line on this page states the split.

Its first recorded sale dates from 2009. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.

Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

Lakeside D sale prices by bedroom

Median recorded prices for Lakeside D by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 962 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Lakeside D

  • Almost all studio sales here sit at one size. Where many units of one size compete for the same buyers, a seller who must sell soon has little but price to stand out on.
  • Studios make up most of this register. A small flat held for rent is sold when the rent no longer covers the mortgage and running costs, on the owner's timetable rather than the market's.
  • A mortgage that has become hard to carry, a job move abroad or an estate that has to be divided each gives a sale a deadline. Sellers with a deadline take offers that sellers without one would refuse.
  • One-bedroom sales here come in several layouts. A one-bedroom at a less common size has fewer recent sales to justify its asking price, which leaves an urgent seller with little to argue from.

What to check before you offer on Lakeside D

  • Read the sale count printed under each row's period before leaning on its median. A row priced on a longer period can still rest on a small number of sales, and the table shows how many.
  • For a studio, set an offer against the individual recent sales listed on this page as well as against the row's median. Almost all studio sales here sit at one size, so those individual prices can be compared with little need to adjust for size.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Lakeside D — common questions

Is this the same register as Lakeside A, B or C?
No. Lakeside A, Lakeside B, Lakeside C and Lakeside P each have a separate Land Department register, and this page covers Lakeside D only. Every figure here is computed from Lakeside D's own recorded sales.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does the table stop at one bedroom?
Because the Land Department has recorded no sale of a larger apartment in Lakeside D, and the table shows a row only for a bedroom type that has sold.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
