Dubai Land Department (DLD) records and documents real estate transactions for Dubai's government. The Real Estate Regulatory Agency (RERA) is one of DLD's organisations. DLD's work includes real estate registration and regulation. RERA is therefore not a separate emirate's land department.

Trakheesi: real estate licences, permits and professional cards

Trakheesi is Dubai Land Department's system for real estate licences, real estate permits and professional practice cards. A Trakheesi advertising permit authorises real estate advertising; it is not the property sale contract. DLD's advertising-permit service covers online and print advertisements, campaigns and events.

Applying for a real estate advertising permit through Trakheesi

To apply for a DLD real estate advertising permit, sign in to Trakheesi, choose the relevant service, enter the required information and upload supporting documents. DLD reviews the request; the applicant then completes payment and receives an electronic permit certificate. For advertisements, billboards and promotional campaigns, the listed documents include a copy of the advertisement. Broker applicants must also provide a marketing contract with the property's title holder for the advertising categories listed by DLD.

Trakheesi advertising a ready property: marketing contract A

For a ready property offered for sale in Dubai, the Trakheesi manual instructs the applicant to enter the marketing contract A number between the property seller and the broker, then settle the fees to obtain the advertising permit. This is the marketing-contract step, not a request for a Form F sale contract.

Company promotion permission does not cover property advertising

The Trakheesi manual distinguishes a permit promoting a company's services from property marketing. The company-services promotion permit does not authorise advertising individual properties or real estate projects. Select the property-marketing procedure that matches the intended advertisement.

Trakheesi advertising permit categories and charges

DLD's real estate advertising service covers several permit categories, including electronic advertisements, open houses, project launches and exhibitions. Its fee schedule distinguishes project launches, other permits and exhibition booking and participation. Specify the advertisement category before checking its applicable charge; do not treat an exhibition booking charge as a standard online-advertisement charge.

Madmoun QR code: checking a Dubai property advertisement

Madmoun is DLD's advertisement-verification service through RERA, accessible through Trakheesi. Its QR code accompanies a real estate advertising permit. Scanning the code lets a visitor check the advertisement's authenticity and validity and view the advertising company's details and authorised property information, including whether the property has been sold or rented. DLD advises customers to use advertisements carrying the QR code. The QR service verifies advertisement information; title-deed verification is a separate DLD service.

Reporting a misleading Dubai real estate advertisement

DLD's real estate complaints channel handles reported real estate violations by Dubai-licensed real estate companies. Supporting evidence can include the advertisement, payment receipt and proof of the violation; identification is also required. Complaints can be submitted through DLD's website or Dubai REST. This regulatory complaint route does not decide contractual compensation, refund or reservation-cancellation claims. Tenancy disputes use the Rental Disputes Center. Trakheesi versus Trakhees: different services and authorities

Trakheesi is DLD's real estate licensing and permit system. Trakhees is the Department of Planning and Development under the Ports, Customs and Free Zone Corporation (PCFC). Trakhees lists building-permit, commercial-licensing and environment, health and safety services. A Trakhees building-permit question must not be answered using DLD's advertising-permit procedure.
