Skycourts Tower B is filed by the Land Department on a register of its own, apart from Skycourts Tower A, Skycourts Tower C, Skycourts Tower D, Skycourts Tower E and Skycourts Tower F in the same complex. Every figure on this page comes from the Skycourts Tower B register alone.

Two-bedroom apartments are the largest tier here, with one-bedrooms next and studios the smallest — a different balance from the towers either side of it, which is the reason each tower is given its own page rather than one figure for the complex.

Its two-bedroom sales are the varied ones: they cover more distinct floor areas than any other tier in this tower, and the largest recorded among them is several times the smallest. The one-bedroom and studio sales, by contrast, repeat across a small handful of sizes. So a two-bedroom rate here averages genuinely different apartments, while the rows below it describe repeated layouts. The register is mixed — off-plan registrations as well as completed units changing hands — and the register-mix line states the split. Its first recorded sale dates from 2009.

Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.

Skycourts B sale prices by bedroom

Median recorded prices for Skycourts Tower B by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 788 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Skycourts B

  • A large two-bedroom tier. In a building's largest tier a seller who needs to move quickly is up against the most similar units, and price is the quickest way to stand out.
  • Rental arithmetic. Much of this stock is owned to let, and a unit is sold when the rent stops covering the mortgage and running costs, on the owner's timetable rather than the market's.
  • Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
  • The complex's accessible position. Skycourts sits at the affordable end of the Dubai ladder, where ownership turns over faster and a seller working to a deadline appears steadily rather than occasionally.

What to check before you offer on Skycourts B

  • Confirm the tower letter. The six Skycourts towers are registered separately and priced separately here, and their bedroom mixes differ, so a figure from one tower is not evidence about another.
  • Check a two-bedroom unit's recorded size against the median size on its row. Two-bedroom sales in this tower cover a wide range of layouts, so the row median may describe a very different apartment from the one you are offered.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Skycourts B — common questions

Does this page cover the whole Skycourts complex?
No. Each of the six towers is registered separately at the Land Department and priced separately here. The towers differ in bedroom mix, so a figure covering the complex would describe none of them accurately.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why can rows in this table cover different periods?
Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
