Dubailand is not one market β it is eight, and the Dubai Land Department registers none of them under that name. Across the communities DLD's own project files place inside Dubailand, resale apartments cleared at a median of AED 1,016 per square foot in the year to April 2026, while new off-plan contracts in those same communities registered at AED 1,592. That gap is where an early exit gets expensive.

Dubailand was announced on 23 October 2003 as a 278-square-kilometre entertainment and residential region β twice the size of Walt Disney World β planned around 45 mega-projects and 200 sub-projects at an initial cost of $64.3 billion, and developed by Tatweer, part of Dubai Holding. In 2008 almost all of it stopped: developments were shelved and virtually the entire workforce was let go. Construction resumed in early 2013. Dubai Miracle Garden opened that year, the Dubai Butterfly Garden in 2015 and IMG Worlds of Adventure in 2016, but the headline theme parks that justified the name β Legoland, Six Flags, DreamWorks, Universal Studios β were cancelled or moved to Dubai Parks & Resorts. What actually filled the land was housing, and a great deal of it.
Here is the thing no portal will tell you: the Dubai Land Department does not register an area called Dubailand. Its transaction register contains exactly one master project with that name β Dubai Land Residence Complex β covering a single sector, Wadi Al Safa 5. Every "average Dubailand price" published anywhere is therefore somebody's private decision about where Dubailand starts and stops, and almost nobody publishes theirs. Ours is on this page. We count the eight communities that DLD's own project register describes as being in Dubailand, and we print all eight separately below, so you can check the aggregation instead of trusting it.
Across those eight communities DLD recorded 6,888 secondary-market apartment sales in the 12 months to 9 April 2026, at a median of AED 1,016 per square foot. The district median on its own is close to useless: resale apartments in Dubai Land Residence Complex cleared at AED 827 per square foot while Arjan cleared at AED 1,317 β 59% higher, inside the same "area". Over the same 12 months, developers registered 22,137 new off-plan apartment contracts across those same eight communities. That is more than three new contracts entered for every completed home resold.
The two registers do not clear at the same price. Off-plan contracts registered at a median of AED 1,592 per square foot against AED 1,016 in resale β a gap of more than half again β but anyone presenting that as free money has skipped the caveat. Off-plan stock here is newer and smaller (a median 641 square feet against 801 in resale), and a brand-new unit should trade above a 2011 building. What it does mean is concrete: a buyer who signed at launch pricing and needs to get out before handover is selling into a market that clears a long way below where they bought. That is the mechanism behind most genuine below-original-price listings in this district.

A community appears here only where DLD's own project register describes its developments as being in Dubailand β that is the inclusion rule, and it is why familiar neighbours such as Liwan, Remraam, Mudon, Dubai Studio City, City of Arabia and Town Square are absent: they sit in or beside Dubailand, but DLD's project files never say so. Villas and townhouses are excluded β DLD's master-project tagging captures only 57 villa resales across these communities, far too few to publish. Each column is an independent 5%-trimmed median, so median price divided by median size will not equal the median price per square foot.

Why distressed inventory shows up in Dubailand
- Supply outruns resale: DLD logged 22,137 new off-plan apartment contracts against 6,888 resales here in 12 months β over three to one.
- A resale seller competes with a developer's payment plan on the next plot, and a developer can wait out an individual every time.
- Investor-heavy ownership β this is buy-to-let country, and yield-driven owners exit on arithmetic rather than sentiment.
- Older resale stock sits beside brand-new launches, so an unrenovated 2011 unit has to visibly undercut to move at all.
- No metro: Dubailand is car-dependent, and the Blue Line opening September 2029 does not serve it β a thinner buyer pool than central Dubai.
- Eight communities priced from AED 827 to AED 1,317 per sqft, so a seller benchmarked against the wrong neighbour misprices badly.

A low asking price in Dubailand is not automatically a discount. Check it against registered sales in the same community β not the district average, and not the community next door, because the dearest of the eight trades 59% above the cheapest. Establish whether you are buying a completed resale or taking over an off-plan contract; if it is off-plan, find out how much of the payment plan has been settled and whether the developer will issue the no-objection certificate that lets it change hands at all.
Under Dubai's Law No. 13 of 2008, an off-plan sale that has not been entered in the Interim Property Register β the Oqood β has no legal effect, so that registration is the thing to verify rather than the brochure. Every property advertised in Dubai must also carry a valid Trakheesi permit number. Where a real below-market opportunity exists here, it comes from one owner's timing colliding with a district that adds new supply faster than it resells the old β and it is the payment position, not the postcode, that decides whether the discount is real.

Is Dubailand a real address or a marketing name?
Both, in a sense. Dubailand is a genuine 278-square-kilometre master region announced in 2003, but the Dubai Land Department does not register it as an area. DLD's transaction register carries one master project with the name β Dubai Land Residence Complex, in the Wadi Al Safa 5 sector β and files every other Dubailand community under its own name instead. That is why price figures for "Dubailand" vary so wildly between sources: each one is quietly using a different boundary.
What do apartments actually sell for in Dubailand?
Across the eight communities on this page, DLD registered 6,888 secondary-market apartment sales in the 12 months to 9 April 2026 at a median of AED 1,016 per square foot. By size, the median studio sold for AED 530,000 at 448 sqft, the median one-bedroom for AED 844,613 at 822 sqft, the median two-bedroom for AED 1,213,614 at 1,287 sqft and the median three-bedroom for AED 2,098,016 at 2,019 sqft. Those are registered transaction prices, not asking prices.
Which community in Dubailand is cheapest?
On DLD resale records for the 12 months to April 2026, Dubai Land Residence Complex was the cheapest of the eight at a median AED 827 per square foot, followed by Majan at AED 851 and Living Legends at AED 886. Arjan was the dearest at AED 1,317, with DAMAC Hills just behind at AED 1,313. Cheapest per square foot is not the same as best value β the older, cheaper communities are cheaper partly because their stock is a decade or more old.
Why is off-plan more expensive per square foot than resale here?
Mostly because it is newer and smaller. Off-plan apartments registering in these communities have a median size of 641 sqft against 801 sqft in resale, and a 2026 launch should command more per square foot than a 2011 building. The gap is not a discount waiting to be collected. What it does tell you is that anyone who bought off-plan at launch pricing and needs to exit before handover will be selling into a resale market that clears far lower β which is exactly when a below-original-price listing appears.
Does the Dubai Metro reach Dubailand?
No. No Metro line serves Dubailand today, and the Blue Line β due to open on 9 September 2029 with 14 stations β runs through Mirdif, Al Warqa, International City, Dubai Silicon Oasis and Academic City, none of which are in Dubailand. The district is car-dependent, reached by Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Al Ain Road (E66). That matters for resale: it narrows the buyer pool to drivers and lengthens the time a motivated seller has to wait.
