Fortune Tower has its own Land Department register, separate from the similarly named Fortune Executive Tower in the same district, and this page is built from Fortune Tower's alone. The page covers the office register only; units the Land Department files as retail in the building are left out, so every figure describes one market.

This is a secondary register: completed offices changing hands. The table groups those sales by recorded floor area rather than by bedrooms.

The first sale on this register was recorded in 2009, so a band priced on its whole record can describe an older market than a band priced on the last twelve months. A gap between bands priced on different periods is partly a gap in time. Each row in the table is priced on the most recent period that holds enough of its own sales — the last four months first, then the last twelve months, the last three years or the whole record — and names the period it uses, so two rows side by side can describe different stretches of the market.

Why below-market resale shows up in Fortune Tower

  • This is a secondary register of completed offices. An office owned by the business that occupies it is sold on that business's timetable — a relocation, a downsizing or a closure — rather than on the market's.
  • The smallest and largest size bands trade rarely here. Where an office size changes hands only occasionally, there is little current evidence for either side, and a seller who needs to close has to meet the buyer who is there.
  • Office service charges are levied per square foot and keep running while a unit stands empty, which pushes the owner of a vacant office toward a sale.

What to check before you offer on Fortune Tower

  • Check the period printed beside a band before using its figure. The largest band is priced on its whole record, so its figure can describe an older market than the bands priced on the last twelve months.
  • Confirm the building name on the title deed before comparing prices. Fortune Tower and Fortune Executive Tower are separate registers with separate sale histories.
  • Establish whether you are being offered shell-and-core or a fitted office, and who paid for the fit-out. Two units of identical size on the same floor can sit a long way apart on price for that reason alone — the register records what was paid, never the condition it was paid for.
  • Ask whether the unit is vacant or tenanted and how long the lease has left. A sale with a sitting tenant transfers that lease with it, which can be the reason a price looks soft or the reason it is firm, and it decides what you can do with the space on day one.
  • Ask for the current service charge per square foot and the last two years of it. Office service charges in Dubai are set per building and reviewed annually, and on a whole-floor unit a rise of a dirham or two per square foot comes straight off the net yield rather than out of a household budget.
  • Ask which register the unit sits on. A completed office changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Why can rows in this table cover different periods?
Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same unit.
How current is this register?
