There are three Saba towers in JLT, each on its own Land Department register, and a price quoted for "Saba" without a number could belong to any of them. This page is scoped to Saba Tower 2 alone, and it covers the apartment register; retail sales recorded in the building are left out.

Its register is entirely secondary — every recorded sale is a completed apartment changing hands — and its first recorded sale dates from 2008.

One-bedroom apartments are the largest tier here, with two-bedrooms next and studios behind them. That ordering is worth noting because the neighbouring Saba Tower 3 is led by two-bedrooms instead: the towers look alike from outside and their registers are not the same shape.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Where a row shows a “middle half” range, its sales do not cluster around one figure: the middle fifty per cent of them span more than half again the price of the lower quarter. That happens in this register when units of the same stated type are not really the same product — a different aspect, floor or layout — and it means the median on that row is the midpoint of a spread rather than a typical price. Read the range, and price a specific unit against the sales nearest to it. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Saba 2

  • A register carried by one-bedroom apartments. In a building's largest tier a seller who needs to move quickly is up against the most similar units, and price is the quickest way to stand out.
  • Rental arithmetic. Much of this stock is owned to let, and a unit is sold when the rent stops covering the mortgage and running costs, on the owner's timetable rather than the market's.
  • Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
  • Age and refurbishment. Stock first recorded in 2008 reaches renewal cycles now, and some owners choose to discount rather than spend on a unit they are leaving.

What to check before you offer on Saba 2

  • Confirm the Saba tower number. The three are registered separately, their bedroom mixes differ, and a figure from one is not evidence about another.
  • Check the unit's recorded floor area against the median size on its row. Sizes within a bedroom type vary here, so a row median may describe a different layout from the one you are offered.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Is Saba Tower 2 the same as Saba Tower 1 or 3?
No. The three Saba towers are registered separately at the Land Department and priced separately here. Their bedroom mixes differ, so a figure covering all three would describe none of them accurately.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why can rows in this table cover different periods?
Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
