Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load. Scoped to apartment units — every figure here excludes any other unit type on this register.
This page covers the apartment register; the retail sales recorded in the building are left out so every figure describes one market. The Land Department keeps separate registers for MBL Royal and MBL Signature, and none of their sales are counted here.
Most sales on the register are one-bedroom apartments, with a smaller two-bedroom tier above them and rare three-bedroom sales. There are no studios and nothing above three bedrooms. Almost all one-bedroom sales sit in one narrow size band and almost all two-bedroom sales at one size, so each of those rows is drawn from apartments of very similar size.
The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2018.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
MBL Residence sale prices by bedroom
Median recorded prices for MBL Residence by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 693 recorded apartment transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in MBL Residence
- Rental arithmetic. On a register made mostly of one-bedroom apartments, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Near-identical supply. Where almost every apartment of a type is the same size, a seller who needs to move quickly competes mainly on price against others offering a home of the same size.
- A sitting tenant. A unit sold with a tenant in place appeals mainly to investors rather than to buyers who want to move in, and an owner who cannot offer vacant possession may have to accept a lower price.
- Mortgage exposure. Apartments bought with finance near a price peak tend to be among the first to reach the market when a repayment schedule stops working.

- Confirm the building name before comparing prices. MBL Residence, MBL Royal and MBL Signature are separate Land Department registers with their own sales.
- Check the period printed beside each row before using its figure. Rows are priced on the most recent period that holds enough sales, so a figure from an older period can sit well away from today's market.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
MBL Residence — common questions
- Is this the same register as MBL Royal or MBL Signature?
- No. The Land Department keeps separate registers under both of those names. This page covers only MBL Residence's apartment register, and none of their sales are counted here.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why is there no studio row?
- Because the Land Department has recorded no studio sale in MBL Residence, and the table shows a row only for a bedroom type that has sold.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
