Median across 5 secondary-market apartment sales, 8 May 2026 to 8 September 2026. Median price AED 1,050,000.
Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load. Scoped to apartment units — every figure here excludes any other unit type on this register.
This page covers the apartment register; the office and retail sales recorded in the building are left out so every figure describes one market. The Land Department keeps a separate register for Indigo Icon, and none of its sales are counted here.
The register is made up of completed units changing hands, and its first recorded sale dates from 2009.
Most sales are studios and one-bedroom apartments, with one-bedrooms the largest group and smaller two, three and four-bedroom tiers above them. One-bedroom apartments have sold for more per square foot than studios, two-bedrooms and three-bedrooms in every window where both rows can be priced.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
Indigo Tower sale prices by bedroom
Median recorded prices for Indigo Tower by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 552 secondary-market apartment sales. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Indigo Tower
- Rental arithmetic. On a register made mostly of studios and one-bedroom apartments, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Costs that run between tenants. Service charges in Dubai are billed per square foot whether or not an apartment is let, so months without a tenant can push an owner toward selling.
- A thin buyer pool for the largest apartments. Four-bedroom sales are rare on this register, and the fewer buyers who can reach a unit, the more a seller with a deadline has to concede.
- Refurbishment. A completed apartment needs periodic refurbishment, and an owner who would rather not fund the work may accept less and leave it to the buyer.

- Confirm the building before comparing prices. Indigo Tower and Indigo Icon are separate Land Department registers with their own sales.
- Read the period beside each row before comparing them. The rows here are priced on different windows and the four-bedroom row reaches back furthest, so figures side by side can describe different stretches of the market.
- Check the unit's recorded floor area against the median size on its row. Studio and one-bedroom sales here come in several layouts, so a row median may describe a different layout from the one you are offered.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Indigo Tower — common questions
- Is this the same register as Indigo Icon?
- No. The Land Department keeps a separate register under that name. This page covers only Indigo Tower's apartment register, and every figure on it comes from that register alone.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
