Median across 6 recorded apartment transactions, 8 May 2026 to 8 September 2026. Median price AED 755,000.
Dubai Land Department transaction register, records through 8 September 2026. Recomputed on every page load. Scoped to apartment units — every figure here excludes any other unit type on this register.
This page covers the apartment register; the office and retail sales also recorded in the building are left out so every figure describes one market. The Land Department keeps separate registers for Goldcrest Views and Goldcrest Views 2, and none of their sales are counted here.
Studios make up most of the register, and one-bedroom apartments account for the rest. Studio and one-bedroom sales each come in more than one layout, so a bedroom count alone does not tell you which layout a sale was.
The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2009.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
GoldCrest Executive sale prices by bedroom
Median recorded prices for GoldCrest Executive by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 682 recorded apartment transactions. These are the prices buyers actually paid — not asking prices, and not a district average.
| Bedrooms | Saleslast 4 months / all time | Priced on | Median size | Median price | Median AED / sqft |
|---|---|---|---|---|---|
| Studio | 5 / 415 | last 4 months5 sales | 406 sqft | AED 750,000 | 1,892 |
| 1 bedroom | 1 / 267 | last 12 months5 sales | 770 sqft | AED 1,030,000 | 1,565 |
A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in GoldCrest Executive
- Rental arithmetic. On a register made mostly of studios, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Costs that run between tenants. Service charges in Dubai are charged per square foot and fall due whether or not a unit is let, so a long vacancy can push an owner toward selling.
- A purchase already agreed elsewhere. An owner who has committed to a next home and needs this sale to fund it works to a completion date, and a buyer who can close quickly has leverage.
- Mortgage exposure. Apartments bought with finance near a price peak tend to be among the first to reach the market when a repayment schedule stops working.

- Check the unit's recorded floor area against the median size on its row. Studio and one-bedroom sales here each come in more than one layout, so a row median may describe a different layout from the one you are offered.
- Read the period beside each row before comparing them. The studio and one-bedroom rows can be priced on different windows, so their figures may describe different stretches of the market.
- Confirm the building before comparing prices. GoldCrest Executive, Goldcrest Views and Goldcrest Views 2 are separate Land Department registers with their own sales.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
GoldCrest Executive — common questions
- Is this the same register as Goldcrest Views or Goldcrest Views 2?
- No. The Land Department keeps separate registers under both of those names, and Goldcrest Views 2 has its own page on this site. This page covers only GoldCrest Executive's apartment register, and every figure on it comes from that register alone.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why does the table have only studio and one-bedroom rows?
- Because the Land Department has recorded no apartment sale here with more than one bedroom. The table prints a row only for bedroom types that have sold, so it shows studios and one-bedrooms.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
