Boulevard Point has the most evenly balanced register of any Downtown tower we publish. One, two and three-bedroom apartments each account for a substantial share of its recorded sales, with no single tier dominating the way one usually does. That is unusual and it is useful: it means three separate rows on this page each carry enough transactions to describe a real market rather than a handful of deals.

Above them sits a genuine large-unit tier — four-bedroom apartments and a small number of units larger still. Those trade rarely, so their rows reach back to older windows and name the period they used. Read them as long-run figures rather than as this quarter's price.

The pattern worth carrying into a negotiation here is that the three-bedroom tier trades at a clear premium per square foot over the one and two-bedroom tiers. In most of Dubai the smallest unit carries the firmest rate; in this building the large stock does. An offer built on the district's usual logic will be wrong in both directions at once.

  • Read the exact bedroom row rather than the building median. This is one of the few Downtown towers where three separate rows are each well evidenced, so the precise comparison is available — using the blended figure throws it away.
  • Check the rate per square foot across the rows before assuming it falls as units get bigger. In this building the three-bedroom tier carries the premium.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Why is the three-bedroom rate per square foot higher than the smaller units?
Because this tower's premium sits in its large stock rather than its small stock. In most Dubai buildings the smallest unit carries the firmest rate per square foot, since the lowest total ticket has the widest pool of buyers. Here the recorded sales run the other way.
Why do the bedroom rows not add up to the total sale count?
Because the total counts every recorded sale in the building, including units of five bedrooms and above. Across the whole registry that size never reaches a publishable sample, so it is held out of the table entirely while still sitting inside the building's total.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
