Almost every published figure about Burj Khalifa apartment prices is either an asking price or a single headline sale. The Land Department register is neither: it is the recorded price of every completed transaction in the building, and it produces a very different picture from the one a record-breaking sale suggests.

The register is also almost entirely secondary. Unlike most towers in this batch, the great majority of recorded Burj Khalifa sales are completed homes changing hands rather than pre-handover contracts — which means the prices below are what people paid for finished, occupied apartments.

Every figure is computed from the register when you load the page. Nothing here is an estimate, a valuation or a portal average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. Bedroom rows can sum to less than the building total — very large units are held out of the table for the same reason.

What to check before you offer on Burj Khalifa

  • Ignore any headline record sale when pricing an ordinary unit. The bedroom rows below are the relevant comparison; a single exceptional apartment tells you nothing about the rest of the building.
  • Establish the floor band precisely. In this building height carries more of the price than in almost any other in the city.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

No. A developer's first sale and a pre-handover resale share the same procedure code in the register, and the open export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
