This is the oldest Downtown register we publish and one of the most concentrated. Recorded sales begin in 2007, before the financial crisis, and the building is built overwhelmingly on small stock: studios alone account for nearly half of every sale the Land Department has ever filed here, and studios plus one-bedroom apartments together for close to nine in ten.

Depth in one unit type is what makes a median mean something. Where a tower spreads a few hundred sales across six bedroom counts, no single row is well evidenced; where it concentrates them into two, both rows are. This building's studio and one-bedroom figures are among the most reliable single-tier numbers we publish anywhere.

The tiers above are the opposite. Two and three-bedroom apartments here are a small minority of the register and trade rarely, so those rows reach back to older windows to find a sample at all — and each one prints the period it used. Read them as long-run figures, not as this quarter's price.

One more thing this register shows plainly: the studio rate per square foot sits above the one-bedroom rate. That is the ordinary Dubai pattern rather than an anomaly — the smallest unit has the lowest total ticket and therefore the widest pool of buyers, and a wide pool supports a firm rate per foot.

  • Short-let dependence. Small stock at this end of Downtown is frequently underwritten on holiday-let returns, and a change in that market moves owners faster than a change in long-term rents would.
  • Age. A register opening in 2007 means stock now deep into the part of its life where kitchens, bathrooms and air conditioning fall due, and some owners prefer to discount rather than fund the work.
  • Service-charge sensitivity. On a studio the annual charge is a large share of the net return, so a rise pushes a marginal holder toward the exit quickly.

What to check before you offer on Dubai Mall Residences

  • Use the studio or one-bedroom row and ignore the building-wide figure. With this much of the register concentrated in two tiers, the overall median is close to a small-unit median anyway, and on a larger unit it is simply the wrong benchmark.
  • Check the window label before using a two or three-bedroom figure. Those tiers trade rarely here, so their rows are usually priced on a period well before this quarter.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why do studios here cost more per square foot than one-bedroom apartments?
Because rate per square foot and total price are different things. A studio carries the lowest total ticket in the building, which widens the pool of buyers who can reach it, and a wider pool supports a firmer rate per foot. The same pattern appears across small-unit stock throughout Dubai.
Why are the larger bedroom rows priced on older periods?
Because they trade rarely. This building is built on small units, so its two and three-bedroom tiers record only a handful of sales in any recent window. Rather than quote a rate off too few deals, the row steps back until it finds a publishable sample and prints the years that covers.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
