Dubai Land Department transaction register, records through 21 August 2026. Recomputed on every page load.
Grande's register begins in 2018 and is dominated by pre-handover contracts rather than completed-home resales. That composition is the most important thing to know before reading any figure attached to it: most of these transactions are assignments of an original purchase contract, not sales of a finished apartment.
It also makes Grande one of the more informative buildings in Downtown for anyone looking at off-plan exits, because the register captures the full arc of a modern Downtown tower from launch onward rather than only its resale life.
Every figure is computed from the Land Department register when you load the page — recorded prices, not asking prices or estimates.
Grande sale prices by bedroom
Median recorded prices for Grande by bedroom count, drawn from 1,512 recorded transactions in the Dubai Land Department register. These are the prices buyers actually paid — not asking prices, and not a district average.
| Bedrooms | Recorded sales | Median size | Median price | Median AED / sqft |
|---|---|---|---|---|
| 1 bedroom | 582 | 784 sqft | AED 1,787,888 | 2,252 |
| 2 bedrooms | 719 | 1,201 sqft | AED 3,834,888 | 3,241 |
| 3 bedrooms | 198 | 1,863 sqft | AED 6,270,888 | 3,280 |
| 4 bedrooms | 13 | 2,350 sqft | AED 8,000,000 | 3,126 |
A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. Bedroom rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Grande
- A register weighted toward pre-handover contracts, where the seller's motive is very often a payment plan that has stopped working rather than a view on the market.
- Payment-plan structure. Where a large share of the price falls due at or near handover, owners who cannot meet that milestone become sellers on a fixed timetable.
- Downtown service charges, which sit at the upper end of the city and change the arithmetic for yield-driven owners.
- Investor concentration typical of a launch-era Downtown tower, producing exits driven by the owner's circumstances rather than the building's.

- Establish whether the specific unit is a completed home or a pre-handover contract before comparing it to anything. The two are different assets with different costs, and the register mix on this page shows how heavily this building leans one way.
- For a pre-handover unit, get the remaining payment schedule and the developer's no-objection-certificate requirements in writing before agreeing a price.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Grande — common questions
- Are these sales of finished apartments or off-plan contracts?
- Mostly off-plan contracts. The register mix shown on this page states the split for you. It matters because an assignment of an original purchase contract and a sale of a completed, occupied home are different transactions with different costs, and blending them into one average would be misleading.
- Is the price data on this page asking prices or actual sales?
- Actual recorded transactions from the Dubai Land Department — the price registered when the transaction completed, not what a seller is advertising.
- Can I tell from this data whether a unit is selling below its original price?
- No, and it matters most in a building like this one. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier — so an original price cannot be matched to a later sale of the same unit, however much the composition here might invite that reading.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
