Burj Vista is two towers and the Land Department keeps a register for each. They are not the same size and they are not the same market: tower one has recorded several times as many sales as tower two, so it is the only one of the pair with enough depth to price by bedroom count. This page is tower one, and every figure on it is scoped to that register alone.
Its unit mix is unusual for Downtown. Most towers in the district are built around studios and one-bedroom stock; here the three-bedroom tier is the largest on the register, with two-bedrooms close behind and one-bedrooms a clear third. There is no studio tier at all.
That mix matters because of what the rate per square foot does across it. In this tower the three-bedroom tier trades at a marked premium per foot over both smaller tiers — the reverse of the pattern in most of Dubai, where the smallest unit carries the firmest rate because it has the widest pool of buyers.
