Burj Royale is the youngest register in our Downtown family. Sales here begin at the end of the last decade, and most of what it holds is the developer's own launch-era pricing rather than owners reselling — which means the whole-register figure sits far below what the tower trades at today, and there is no long secondary history to check a current price against either. Both are reasons the last four months lead on this page and the all-time middle is never the headline.

The register is built on two and one-bedroom apartments, with two-bedrooms the larger tier of the pair. Above them sits a three-bedroom tier that has gone quiet: it holds real depth across the building's life but has recorded no sales at all in recent quarters. That row therefore cannot be priced on anything current. It steps back to an older window, prints the years that window covers, and shows on the row that nothing has traded there lately.

That distinction is the point of the table. A three-bedroom figure drawn from older sales and a one-bedroom figure drawn from this quarter are not comparable, and a page that printed them side by side without saying so would be quietly misleading.

Why below-market resale shows up in Burj Royale

  • A register still close to its launch phase. Most of what is recorded here was sold before handover, and pre-handover buyers reach the market on their own schedule once the keys arrive.
  • Payment-plan exposure. A purchase funded on a developer plan turns into a monthly obligation at handover, and that is when a change in income shows up as a sale.
  • Investor weighting in the one-bedroom tier. Small Downtown stock is bought for yield rather than occupation, and a yield decision is reversed faster than a home decision.

What to check before you offer on Burj Royale

  • Check the four-month sale count on the row you are buying in, not just the building's headline. A row can carry a confident-looking median and still show that nothing has traded in it this quarter.
  • Treat the three-bedroom figure as historical unless the row says otherwise. The window label on each row is there precisely so an older figure is not read as a current one.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does one row show no sales in the last four months but still show a price?
Because the row is priced on an older window and says so. We lead on the last four months, and where a bedroom type has not traded enough in that period the row steps back to a wider one, names it, and still prints the recent count — including when that count is zero. Seeing the zero is the point.
Why does this differ from the Downtown Dubai average?
Because a district average blends every building in it, and Downtown holds towers first sold in 2007 alongside ones first sold in 2019. The price gap between those is wider than any month-to-month market move. A single-building figure is the one an offer is actually judged against.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
