Bay Central is a three-tower development and the Land Department registers each tower separately. This page is tower two only. It matters more than it sounds: the three registers differ in depth and in unit mix, so a figure lifted from the wrong one is not a rounding error, it is a different building.
Tower two's mix runs from studios through one, two and three-bedroom apartments, with a handful of much larger units above them that trade too rarely to earn a row of their own. Recorded sales run continuously from 2009, and the rate per square foot falls steadily as the units get bigger — studios firmest, three-bedrooms softest — which is the ordinary Dubai pattern and the opposite of what some towers in this same district do.
Its position matters to why stock turns over here. This is Marina-adjacent waterfront stock at an accessible entry point, which is investor territory rather than owner-occupier territory, and investor-held units reach the market on the investor's timetable rather than the market's.

- Confirm which Bay Central tower the unit sits in. The three are separate registers with separate histories, and an agent quoting 'Bay Central' has not yet told you which building's price you are being shown.
- Compare the studio and one-bedroom rows on rate per square foot as well as on total price. In small-unit Marina stock the smaller unit frequently carries the firmer rate per foot, which changes what a fair offer looks like.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why do the bedroom rows not add up to the building's total sale count?
- Because the total counts every recorded sale in the building, including unit types we do not publish a row for — very large apartments that never reach a publishable sample, and any non-residential unit the register holds. The rows are what can be priced honestly; the total is the depth of the register behind them.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
