Marina Gate is not one building. The Land Department holds three separate registers under that name — tower one, tower two, and the hotel-branded residence beside them — and they are registered under three different spellings, one of which differs from another by a single letter. Anyone comparing a price without first establishing which of the three they are looking at is comparing the wrong thing. This page is tower two only.
It is also the youngest register in our Dubai Marina family and the most expensive per square foot. Sales begin in the middle of the last decade, and roughly half of everything recorded since is the developer selling rather than owners reselling — the register-mix line on this page states that split for the batch you are reading. A register still that close to its launch phase is not a long price history, and the whole-register figure sits well below what the tower trades at today, which is why the last four months lead here as everywhere else.
The mix runs one, two and three bedrooms with a thin tier above. The three-bedroom tier is where the tower's premium concentrates, and it is markedly firmer per square foot than the one and two-bedroom tiers beneath it — the reverse of the usual pattern, where the smallest unit carries the highest rate. It is the row most worth reading on its own rather than through a building-wide figure.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

- Short-let dependence. Marina stock at this end of the market is frequently underwritten on holiday-let returns, and a change in that market moves owners faster than a change in long-let rents would.

- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
