The Torch is registered with the Land Department as Torch Tower, which is one reason a search for it returns so little useful pricing: the name buyers use and the name the register uses are not the same string, so most price tools quietly find nothing.
Its register is dominated by two-bedroom sales, an unusual weighting for a Marina tower and a useful one — it means the two-bedroom figure below rests on a large sample rather than a thin one.
Every figure is computed from the Land Department register when you load the page. These are recorded sale prices, not asking prices.
The Torch sale prices by bedroom
Median recorded prices for The Torch by bedroom count, drawn from 2,034 recorded transactions in the Dubai Land Department register. These are the prices buyers actually paid — not asking prices, and not a district average.
| Bedrooms | Recorded sales | Median size | Median price | Median AED / sqft |
|---|---|---|---|---|
| 1 bedroom | 669 | 889 sqft | AED 1,040,000 | 1,145 |
| 2 bedrooms | 1,214 | 1,258 sqft | AED 1,296,688 | 1,033 |
| 3 bedrooms | 137 | 1,717 sqft | AED 2,351,000 | 1,248 |
| 4 bedrooms | 2 | Too few sales to publish a median | ||
A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. Bedroom rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in The Torch
- Heavy two-bedroom weighting, which puts the building in the part of the market where both end-users and investors buy — and therefore where sellers appear for two different sets of reasons.
- Investor ownership producing a steady background rate of exits unconnected to the building itself.
- Age. Stock first recorded in 2009 reaches refurbishment cycles now, and a discount is sometimes cheaper for an exiting owner than the work.
- Mortgage exposure among units bought at cycle peaks, the category that reaches the market fastest under payment pressure.

- Search the register under the name the Land Department uses, not the name on the building. Anything comparing 'The Torch' against portal data alone is comparing asking prices.
- Use the bedroom row that matches the unit and check its sample size before treating the median as a rate.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
The Torch — common questions
- Is this The Torch or Torch Tower?
- The same building. The Dubai Land Department registers it as Torch Tower; most buyers and agents call it The Torch. The mismatch is why building-level price data on it is unusually hard to find — a lookup under the everyday name returns nothing from the register.
- Is the price data on this page asking prices or actual sales?
- Actual sales — the Land Department's record of completed transactions, meaning the price recorded when ownership legally changed hands.
- Can I tell from this data whether a unit is selling below its original price?
- No. A developer's first sale and a pre-handover resale share the same procedure code in the register, and the open export carries no unit identifier, so an original price cannot be matched to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
