Its register is entirely secondary — every recorded sale is a completed apartment changing hands, not a contract on an unbuilt one — and its first recorded sale dates from 2009.

One-bedroom apartments carry the majority of this register, with two-bedrooms next and a three-bedroom tier above them whose recorded sizes sit almost entirely at one floor area. Studios are the rarest unit here by a long way — a handful of sales against hundreds of one-bedrooms — so that row is priced across the whole record and names the years it covers, while the rows below it draw on far more recent evidence.

Why below-market resale shows up in Time Place

  • A register carried by one-bedroom apartments. In a building's largest tier a seller who needs to move quickly is up against the most similar units, and price is the quickest way to stand out.
  • Rental arithmetic. Much of this stock is owned to let, and a unit is sold when the rent stops covering the mortgage and running costs, on the owner's timetable rather than the market's.
  • Marina holding costs. Service charges in the district are set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
  • Mortgage exposure. Apartments bought with finance near a price peak tend to be among the first to reach the market when a repayment schedule stops working.

What to check before you offer on Time Place

  • Check a one-bedroom unit's recorded size against the median size on its row. That tier covers more than one layout here, so the row median may describe a different apartment from the one you are offered.
  • Do not price this tower from a Dubai Marina average. The district holds towers of very different ages and unit mixes, and a district figure blends them.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Because studios almost never sell here. Each row is priced on the most recent period that holds enough of its own sales, and for studios that means falling back across the whole record — so the row prints the years it actually covers, which is what stops an old figure reading as a current one.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why can rows in this table cover different periods?
Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
