Marina Pinnacle carries one of the highest one-bedroom transaction counts of any tower in Dubai Marina. That single fact is what makes its register useful: with that many recorded sales of one unit type, the middle of the range is a genuine market rate rather than an artefact of a handful of deals.
It also sits at the more accessible end of the Marina price ladder, which changes who buys there and why they sell. Entry-level Marina stock turns over faster than trophy stock, and faster turnover is what produces a steady supply of motivated sellers rather than an occasional one.
Every figure here is computed from the Land Department register at the moment you load the page — recorded sale prices, not asking prices or estimates.
Marina Pinnacle sale prices by bedroom
Median recorded prices for Marina Pinnacle by bedroom count, drawn from 2,209 recorded transactions in the Dubai Land Department register. These are the prices buyers actually paid — not asking prices, and not a district average.
| Bedrooms | Recorded sales | Median size | Median price | Median AED / sqft |
|---|---|---|---|---|
| 1 bedroom | 1,274 | 801 sqft | AED 816,020 | 1,006 |
| 2 bedrooms | 495 | 1,219 sqft | AED 1,200,000 | 984 |
| 3 bedrooms | 440 | 1,621 sqft | AED 1,671,930 | 1,002 |
A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. Bedroom rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Marina Pinnacle
- A very high concentration of small units. One-bedroom stock is bought by investors far more than by residents, and investor-owned units come to market on the investor's timetable, not the market's.
- Yield-driven ownership. Where a purchase was underwritten on rental return, a change in the rent achievable — or a service-charge rise — can turn a held asset into a sold one quickly.
- Age. Stock first recorded in 2009 is now at the stage where refurbishment costs arrive, and some owners would rather discount than spend.
- Mortgage exposure among units bought at cycle peaks, which are consistently the first to reach the market when a payment schedule stops working.

- Use the one-bedroom row below rather than the building median. In a tower this weighted toward small units, the all-bedroom figure is dragged around by a comparatively small number of larger sales.
- Check the floor, the outlook and the layout. Two one-beds of the same recorded size in the same tower can be materially different apartments.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Marina Pinnacle — common questions
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands, not what a seller is advertising.
- Why is the one-bedroom sample so much larger than the others?
- Because the building is weighted that way. Marina Pinnacle's unit mix is dominated by one-bedroom apartments, so they account for most of its recorded sales. It is the reason the one-bedroom figure here is unusually reliable and the larger-bedroom figures should be read with their sample size in mind.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the open export carries no unit identifier, so an original price cannot be matched to a later sale of the same apartment. What this page shows is what units of each size have sold for.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records reach us in batches, so the newest few days of transactions are typically not yet included.
