MAG 218 has the cleanest register of any tower we publish in Dubai Marina, and the reason is simple: it contains only two kinds of apartment. Every sale the Land Department has recorded here is a one-bedroom or a two-bedroom. There are no studios and nothing above two bedrooms, so the building's whole history concentrates into two rows instead of spreading thinly across six.

That concentration is what makes the figures here unusually reliable. Both rows carry deep samples over a register running continuously from 2009, so neither median depends on a small number of deals — and neither is dragged around by a penthouse or a whole-floor transfer, because the building has none to drag it.

It is also a register where the developer stopped selling a long time ago. The overwhelming majority of what is recorded here is owners selling to owners, which is the market a buyer looking for a motivated seller is actually shopping in. Why below-market resale shows up in MAG 218

  • An overwhelmingly secondary market. With the developer's own sales long finished, almost every unit that reaches the market does so because an owner decided to sell, and owner decisions cluster around pressure rather than around market timing.
  • A high concentration of small investor-held stock. One-bedroom apartments in the Marina are yield products, and a yield product is sold when the yield case changes, not when the price peaks.
  • Age. Stock first recorded in 2009 has reached the refurbishment stage of its life, and some owners prefer to discount and hand the work to the buyer.
  • Mortgage exposure among units bought at cycle peaks, which are consistently the first to reach the market when a payment schedule stops working.

What to check before you offer on MAG 218

  • Compare the one-bedroom and two-bedroom rates per square foot directly. This is one of the few Marina towers where both samples are deep enough for that comparison to mean something, and where the answer is not the one most buyers assume.
  • Check the recorded floor area of the unit against the typical size shown on its row before treating the median price as the benchmark. Two apartments filed under the same bedroom count can still differ materially in size.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Because the tower only contains two kinds of apartment. The Land Department has recorded no studio sale and nothing above two bedrooms here, so any other row would be empty. It is also why the two rows it does have are unusually well evidenced.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does this differ from the Dubai Marina average?
Because a district average blends every building in it, including waterfront stock launched decades apart. A single-building figure is the one an offer is actually judged against, and in a tower with only two layouts the single-building figure is about as precise as this data gets.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
