What to check before you offer on Elite Residence

  • Read the bedroom row that matches the unit, and check its sample size. Where a row rests on only a handful of recorded sales, treat its median as indicative rather than as a market rate.
  • Establish the floor and the view before comparing anything. In a tower with this much vertical spread, the same layout at different heights is not the same asset.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

Why does this page show a separate figure for each bedroom count?
Because Elite Residence spans a very wide range of unit sizes, and a single building-wide median would describe no apartment that actually exists in it. Splitting the register by bedroom count is what makes the numbers usable when judging one specific unit.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the open export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment. This page shows what units of each size have sold for.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records reach us in batches, so the newest few days of transactions are typically not yet included.
