Trident Grand Residence carries the earliest first sale of any building on this site. Its register opens in 2005, three years before the financial crisis, and runs through that crash, through the recovery, through the correction that followed and into the current market. No other tower we publish has a record that long.
That length is the moat and it is also the trap. A median taken across the whole of it is not a price — it is an average of four different markets, and it sits a long way below what the tower trades at now. This is precisely why every row on this page leads with the last four months and names the window its figure came from whenever it has to reach further back.
The mix is weighted toward two and three-bedroom apartments, with a smaller one-bedroom tier that has gone quiet in recent years. Where a tier stops trading, its row steps back to an older window and says so on the row rather than borrowing the building's overall figure. The register also carries a meaningful number of retail units, which is why the bedroom rows do not sum to the building's total sale count.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Why below-market resale shows up in Trident Grand
- Age. A building trading since before the crisis is deep into the part of its life where a full refurbishment falls due, and on an apartment this size that bill is large enough that some owners would rather discount and hand the work over.
- Long-held ownership. Units bought fifteen years or more ago change hands for life reasons — an estate, a relocation, a business that needs cash — far more often than for market reasons, and those sellers price for certainty.
- Holding cost on large units. Service charges are levied per square foot, so a big apartment that is no longer being used runs up a bill that moves an owner toward the exit.
- A thin one-bedroom tier. Where a size stops trading regularly, the few sellers who do appear have little recent evidence to anchor to, and that uncertainty is where a below-market price is most likely to be agreed.

- Use the four-month figure and each row's own window label. On the longest register on this site, the all-time middle is the single most misleading number available, and it is the one a seller quoting 'historic average price' is most likely to reach for.
- Ignore the building's total sale count when judging a bedroom row. This register mixes apartments with retail units, so the total describes the depth of the record, not the depth of the row you are buying in.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why does the page lead on the last four months rather than the whole register?
- Because this is the longest register on the site, spanning four distinct Dubai markets, and the middle of that range is not a price anyone can transact at today. We lead on the last four months and step back only as far as a row must, naming the window on the row itself.
- Why do the bedroom rows not add up to the total sale count?
- Because the register holds retail units alongside the apartments, and the Land Department files a commercial unit with no bedroom count. Those sales are inside the building total but cannot appear in a bedroom row, so the rows legitimately sum to less than the total.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
