Silverene is two towers, A and B, and the Land Department keeps a separate register for each. People use the name as though it were one building; the records are not one building, and a price taken from the wrong tower is simply the wrong price. This page is tower B only, and every figure on it is scoped to that register.
Tower B's own mix is weighted toward small stock — a large studio tier and a larger one-bedroom tier, with a smaller two-bedroom tier above them. Recorded sales run continuously from 2009, which is deep enough for the small tiers to carry a genuine market rate rather than an average of a handful of deals.
Above that the register thins out sharply. The building's largest apartments have changed hands only a handful of times in their entire history, so that row cannot be priced on anything recent — it reaches all the way back across the whole record to find a sample at all, and it says so on the row. Read it as what it is: a long-run average of a few deals, not this quarter's price.

- Confirm which Silverene tower the unit is in before comparing anything. A and B are separate registers with separate price histories, and an agent quoting 'Silverene' has told you only half of what you need.
- Check the window label on the large-unit row before you use its figure. Where a size has traded only a handful of times, the page prices it off the whole register rather than the quarter, and the years that covers are printed on the row for exactly that reason.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why is the largest bedroom row priced off the whole register instead of this quarter?
- Because it has not traded this quarter, or in any recent window large enough to price. In this building the biggest apartments have changed hands only a handful of times since the register opened, so the row reaches back across the whole record to find a sample and prints the years that covers. Below our minimum sample we withhold the median entirely rather than publish a guess.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
