Most sales on AG Tower's register are studios. One-bedroom apartments are the next group, and the two and three-bedroom tiers are much smaller. There is nothing above three bedrooms.
The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2016. Studios and one-bedroom apartments have both sold for more per square foot than the two and three-bedroom tiers in every window where both rows can be priced, and two-bedrooms for more than three-bedrooms.
Every figure is computed from the Land Department register at the moment you load the page, four-month window first. These are recorded sale prices, not asking prices.
AG Tower sale prices by bedroom
Median recorded prices for AG Tower by bedroom count. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 630 recorded transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in AG Tower
- Rental arithmetic. On a register made mostly of studios, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
- Service-charge sensitivity. In Dubai the service charge is set per building, charged by floor area and due whether or not the unit is let, so a rise or a vacant spell can push a marginal holder toward selling.
- A sitting tenant. A unit sold with a tenant in place appeals mainly to investors rather than to buyers who want to move in, and an owner who cannot offer vacant possession may have to accept a lower price.
- Thin evidence for the larger apartments. Two and three-bedroom sales are a small part of this register, and where comparable sales are scarce, a seller with a deadline has little recent evidence to hold a price against.

- Check the unit's recorded floor area against the median size on its row. Studio and one-bedroom sales here come in several layouts, so a row median may describe a different layout from the one you are offered.
- Read the period beside the two and three-bedroom rows. Those tiers trade far less often than studios here, so their figures can come from a longer window and describe an older market.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
AG Tower — common questions
- Why can rows in this table cover different periods?
- Because each row is priced on the most recent period that holds enough of its own sales: the last four months first, then the last twelve months, the last three years or the whole record. Each row names the period it uses, and a row whose sales are too few even over the whole record keeps its count but shows no price.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why does the table stop at three bedrooms?
- Because the Land Department has recorded no sale of a larger apartment in AG Tower, and the table shows a row only for a bedroom type that has sold.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
