Noura Tower is a family-sized building in a district better known for small investor stock. There are no studios on its register at all. Two-bedroom apartments are the largest tier, one and three-bedrooms sit either side, and there is a genuine four-bedroom tier above them — the kind of spread that makes it one of the few Business Bay towers where a buyer looking for a larger home can find a real price history.

- Read the exact bedroom row rather than the building median, and do not assume the rate per square foot falls as units get bigger. In this building the larger tiers have traded firmer, not softer.
- Check the window label on the larger rows. The three and four-bedroom tiers trade less often, so their figures may come from a longer period than the current quarter.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.

In most Dubai towers the smallest unit carries the firmest rate per square foot; here the one and two-bedroom tiers sit level and the three and four-bedroom tiers above them. Those larger rows are priced on longer windows, and the page recomputes every row on load.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
