Dubai Land Department transaction register, records through 21 August 2026. Recomputed on every page load.
Regalia's register is entirely off-plan and heavily concentrated in one-bedroom apartments. Both facts matter before reading any figure attached to it: these are contracts on unbuilt units registered through Oqood, and the building's headline number is really a one-bedroom number.
That concentration is also what makes the data useful. A single unit type with a large recorded sample gives a genuine market rate, where a mixed building of the same size gives four thin ones.
Every figure is computed from the Land Department register when you load the page — recorded prices, not asking prices or estimates.
Regalia sale prices by bedroom
Median recorded prices for Regalia by bedroom count, drawn from 1,358 off-plan registrations in the Dubai Land Department register. These are the prices contracts were actually registered at — not asking prices, and not a district average.
| Bedrooms | Recorded units | Median size | Median price | Median AED / sqft |
|---|---|---|---|---|
| Studio | 268 | 438 sqft | AED 701,110 | 1,598 |
| 1 bedroom | 872 | 721 sqft | AED 1,036,885 | 1,416 |
| 2 bedrooms | 164 | 1,254 sqft | AED 1,734,228 | 1,431 |
| 3 bedrooms | 51 | 1,823 sqft | AED 2,470,270 | 1,363 |
| 4 bedrooms | 3 | Too few sales to publish a median | ||
A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. Bedroom rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Regalia
- A payment plan with a large share falling due before handover, which puts owners who miss a milestone on a fixed selling timetable rather than a chosen one.
- Very heavy one-bedroom weighting, the most investor-owned segment of the Business Bay market and the one with the highest background rate of exits.
- Launch-era investor concentration, producing pre-handover sellers whose reasons have nothing to do with the building.
- Business Bay's continuous supply pipeline, which caps what a pre-handover seller can realistically ask.

- Read the one-bedroom row rather than the building total — it is where nearly all the data sits, and the other rows rest on far less.
- Treat every figure here as an off-plan registration, not a resale.
- Get the remaining payment schedule and the developer's no-objection-certificate requirements in writing before agreeing a price on an assignment.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Regalia — common questions
- Are these completed apartment sales?
- No. Regalia's register is entirely off-plan: every recorded transaction is a contract on an unbuilt unit registered through Oqood. No completed home here has yet changed hands on the secondary register.
- Is the price data on this page asking prices or actual sales?
- Actual recorded transactions from the Dubai Land Department — the price registered when the transaction completed, not what a seller is advertising.
- Can I tell from this data whether a unit is selling below its original price?
- No. A developer's first sale and a pre-handover assignment share the same procedure code in the register, and the export carries no unit identifier, so an original price cannot be matched to a later registration of the same unit.
- How current is this register?
- The page states the date of the most recent recorded transaction it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
