Peninsula Three is one of several separately registered Peninsula towers in the same part of Business Bay, and a price quoted for "Peninsula" without a number could belong to any of them. This page is the third tower alone.
Most of its register is launch — contracts registered before the building was finished — but what sets it apart is how fast its resale market has arrived. The most recent four months hold a large number of completed units changing hands, enough for every bedroom row on this page to be priced on the current quarter alone. Very few buildings anywhere in Dubai give a buyer that much fresh, specific evidence.
The mix is one-bedroom-led, with a deep studio tier and a smaller two-bedroom tier, and no three-bedroom units at all. One detail is worth noticing: the two-bedroom rate per square foot has sat above the one-bedroom rate, which breaks the usual step-down from small to large. Check it against the table rather than assuming the usual order.

Why below-market resale shows up in Peninsula Three
- Handover. Completion turns off-plan contracts into apartments with completion payments and mortgages attached, and buyers whose plans no longer work sell straight away — which is exactly the wave this register is recording.
- Launch investors exiting together. Units bought at launch to resell reach the market at the same moment, and a crowded market is where the most motivated seller sets a below-market price.
- Near-identical stock next door. Sister Peninsula towers completing alongside mean a seller is competing against far more comparable units than usual.
- An untested rental market. A building with no rental history gives an investor who needs the income no certainty of it, and some would rather sell than wait to find out.

- Use the four-month rows. This register is busy enough to price every bedroom type on the current quarter, which is the freshest evidence available anywhere on this site — the long-run figures mostly describe launch pricing.
- Confirm the tower number before borrowing a figure. The Peninsula towers have very similar unit sizes, which makes it easy to use the wrong building's price without noticing.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- Why can every row here be priced on the last four months?
- Because the tower has recently completed and its first resale wave is large. Our rule is the same everywhere — a row needs a minimum number of recorded sales before we publish a median — and this register clears it inside the current quarter for every bedroom type.
- Is this the same register as Peninsula One, Two or Four?
- No. Each Peninsula tower is registered separately with the Land Department. This page covers Peninsula Three only.
- Why is there no three-bedroom row?
- Because the Land Department has recorded no three-bedroom sale in this tower. Its units are studios, one-bedrooms and two-bedrooms, so a three-bedroom row would be empty and we do not print empty rows.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
