Almost all studio, two-bedroom and three-bedroom sales sit at one size per tier, while one-bedroom sales are spread across several layouts.

The register holds both off-plan registrations and completed units changing hands, and the register-mix line on this page states the split. Its first recorded sale dates from 2017. Studios have sold for more per square foot than every larger tier in every window where both rows can be priced, and one-bedrooms for more than two-bedrooms.

Why below-market resale shows up in Bayz Tower

  • Rental arithmetic. On a register led by studios, a unit bought as a rental is sold when the rent no longer covers the mortgage and running costs, whatever the market is doing.
  • Near-identical supply. Where almost every studio is the same size, a seller who needs to move quickly competes mainly on price against others offering a studio of the same size.
  • A purchase already agreed elsewhere. An owner who has committed to a next home and needs this sale to fund it works to a completion date, and a buyer who can close quickly has leverage.

What to check before you offer on Bayz Tower

  • Confirm the building name before comparing prices. Bayz Tower is registered separately from the Bayz 101 and Bayz 102 registers, each with its own sales.
  • Read the period beside each row before comparing them. The rows here are priced on different windows, so a studio figure and a two-bedroom figure may describe different stretches of the market.
  • Check the recorded floor area of a one-bedroom against its row's median size. One-bedroom sales here come in several layouts, so the row median may describe a different layout from the one you are offered.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

No. The Land Department keeps separate registers under both of those names. This page covers only Bayz Tower's apartment register, and every figure on it comes from that register alone.
Is the price data on this page asking prices or actual sales?
Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
Why does the table stop at three bedrooms?
Because the Land Department has recorded no sale of a larger apartment in Bayz Tower, and the table shows a row only for a bedroom type that has sold.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
