Tamani Arts holds one of the longest continuous office registers in Business Bay. The Land Department has recorded transactions here since 2009, which for a commercial building is unusual: most office towers in Dubai either changed hands in a few bulk deals or trade too thinly to show a pattern at all.
This page is scoped to the offices. The register filed under this name also holds a handful of retail units, and every one of the largest units in it is a shop rather than an office — averaging those together would put shop prices in an office table. What is left is dominated by small single-room suites, the smallest commercial units the district trades in any volume.
The table below is drawn by floor area rather than by bedroom count, because the Land Department does not record a bedroom count for a commercial unit. Floor area is the axis an office is actually bought and sold on.
Every figure here is computed from the Land Department register at the moment you load the page. Nothing is an asking price, a valuation or a portal estimate — these are the prices recorded when ownership changed hands.
Tamani Arts sale prices by floor area
Median recorded prices for Tamani Arts Office by floor area. Each row is priced on the last 4 months wherever that period holds enough sales, and steps back only as far as it has to — 12 months, then 3 years, then the whole record. The period each row actually covers is named beside it, with the number of sales behind it, so you can see exactly how thin or deep the figure you are reading is. Every row also shows what has traded in the last 4 months, including when that is nothing — set against the full record of 1,673 recorded office transactions. These are the prices buyers actually paid — not asking prices, and not a district average.

A size band with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — a transaction recorded without a usable floor area belongs to no band.

Why below-market resale shows up in Tamani Arts
- An owner base of small businesses rather than investors alone. A company that shrinks, relocates or closes sells on its own timetable, not the market's, and that timetable is frequently short.
- Small suites bought off-plan as an investment, then held through a long period of Business Bay supply — the group most likely to accept a discount to release capital.
- Vacancy costs money in a way an empty apartment does not: service charges and, where financed, repayments run on while the unit earns nothing, which pushes an owner towards the best offer rather than the best price.
- Fit-out obsolescence. Office stock first sold more than a decade ago usually needs re-fitting before it can let at current rates, and some owners would rather discount than fund the work.

- Read the floor-area band that matches the unit, not the building median. This register runs from single-room suites to much larger units, and a median across all of them describes no actual office.
- Confirm the unit is in the office component. The tower's name is used loosely for more than one thing, and the Land Department register on this page covers the commercial units only.
- Establish whether you are being offered shell-and-core or a fitted office, and who paid for the fit-out. Two units of identical size on the same floor can sit a long way apart on price for that reason alone — the register records what was paid, never the condition it was paid for.
- Ask whether the unit is vacant or tenanted and how long the lease has left. A sale with a sitting tenant transfers that lease with it, which can be the reason a price looks soft or the reason it is firm, and it decides what you can do with the space on day one.
- Ask for the current service charge per square foot and the last two years of it. Office service charges in Dubai are set per building and reviewed annually, and on a whole-floor unit a rise of a dirham or two per square foot comes straight off the net yield rather than out of a household budget.
- Ask which register the unit sits on. A completed office changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.
Tamani Arts — common questions
- Why is this table by floor area instead of bedrooms?
- Because the Dubai Land Department does not record a bedroom count for a commercial unit — it files offices with the room field left blank. A bedroom table for this building would be empty. Floor area is also the axis an office is genuinely traded on, so the bands below match how the units are actually bought and sold.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands. Asking prices on portals are what a seller hopes to get; these are what buyers paid.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same unit.
- How current is this register?
- The page states the date of the most recent recorded transaction it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
