The Prive name covers more buildings than it sounds like. In Business Bay, Prive by DAMAC is two towers — A and B — each with its own Land Department register; and in Dubai Hills Estate there is an unrelated building registered as Prive Residence. A price quoted for "Prive" could belong to any of the three. This page is Business Bay tower B, and every figure on it is scoped to that register.
Tower B is, if anything, even more of a studio building than its twin. Studios account for nearly four in five of every sale ever recorded here, with small one and two-bedroom tiers above them. That weighting is exactly why the studio figure on this page is the dependable one: it rests on most of the building's history, and in a busy quarter it is priced on the last four months alone.
The larger tiers trade rarely, so their rows usually reach back beyond the current quarter to find a sample, and each one names the period it used. They are real figures — but they describe a longer stretch of the market than the studio row does, and should be read that way.
Across the tiers the rate per square foot falls as units get bigger — studios firmest, two-bedrooms softest — which is the ordinary Dubai pattern: the smallest unit has the lowest total ticket and therefore the widest pool of buyers.

A bedroom type with fewer than five recorded transactions keeps its count and loses its median: below that sample a middle value is arithmetic, not a market rate. A median taken across the whole register mixes prices from every year the building has traded, so each row above is priced on the most recent period that clears that threshold. Rows can sum to less than the building total — very large units are held out of the table for the same reason.

Why below-market resale shows up in Prive B
- A studio-dominated, investor-held register. Nearly every unit here was bought for yield or short-let income rather than to live in, and an investment is sold when its numbers change, not when the market peaks.
- Direct competition from an identical twin. With tower A next door selling near-identical studios, a seller who needs to move quickly is competing against two buildings' worth of the same product — which is where a genuine discount gets agreed.
- Short-let dependence. A studio underwritten on holiday-let returns loses its case quickly if a season is soft or the rules change, and that owner tends to sell rather than wait.
- Service-charge sensitivity. On a studio the annual charge takes a large share of net return, so a rise moves a marginal holder toward the exit.

- Confirm the building before comparing prices — tower A or tower B in Business Bay, and not the unrelated Prive Residence in Dubai Hills Estate. All three sit on separate registers.
- Compare a studio in tower B against tower A's studio figure as well as this one. The two towers sell the same product side by side, so a gap between their recent studio rates is useful evidence in a negotiation.
- Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
- Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

- No. The Land Department keeps a separate register for Business Bay tower A, Business Bay tower B, and the unrelated Prive Residence in Dubai Hills Estate. This page covers Business Bay tower B only.
- Is the price data on this page asking prices or actual sales?
- Actual sales. Every figure comes from the Dubai Land Department's record of completed transactions — the price recorded when ownership legally changed hands.
- Why are the one and two-bedroom rows priced on older periods than the studio row?
- Because this is a studio building and its larger units trade rarely. The studio tier records enough sales to price on the most recent window; the larger tiers have to step back further to reach a publishable sample, and each row states the period it used.
- Can I tell from this data whether a unit is selling below its original price?
- No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
- How current is this register?
- The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
