Peninsula One is one of several separately registered Peninsula towers in the same part of Business Bay, and a price quoted for "Peninsula" without a number could belong to any of them. They are different buildings with different registers, and this page is the first tower alone.

Its register tells the story of a tower that has only just become a resale market. Almost everything recorded here is the developer's launch — contracts registered before handover — and the resale history is recent and short. That is why the last four months lead on this page: they are where the secondary market actually is, while the long-run figures describe launch pricing rather than what owners are now achieving.

The mix is broad and small-unit-led: a deep studio tier, a one-bedroom tier close behind it, a solid two-bedroom tier and a thin three-bedroom tier above. The rate per square foot falls steadily as units get bigger — studios firmest, larger units softer — which is the ordinary Dubai pattern.

Why below-market resale shows up in Peninsula One

  • Handover. A tower that has just completed turns years of off-plan contracts into real apartments at once, and buyers who committed to a payment plan long ago now face a completion payment or a mortgage — the single most common trigger for a quick sale.
  • Investor-bought small units. Studios and one-bedrooms sold at launch were bought overwhelmingly for resale or yield, and those owners test the market as soon as they can.
  • New supply in the same street. With sister towers completing around the same time, a seller who needs to move quickly is competing against several near-identical buildings, which is what forces a genuine discount.
  • Service-charge reality. A charge that was a line in a brochure becomes a bill at handover, and on a small unit it takes a large share of the expected return.

What to check before you offer on Peninsula One

  • Confirm the tower number. The Peninsula towers are separate registers, and a figure from the wrong one is simply the wrong figure.
  • Lean on the four-month figure and the recent transactions rather than the long-run medians. On a register this dominated by launch pricing, the recent resales are the only evidence of what an owner can actually achieve.
  • Ask for the current service charge per square foot and the last two years of it. In Dubai it is set per building and reviewed annually, and a rise of a dirham or two per square foot moves a mid-size flat's running cost by thousands a year.
  • Ask which register the unit sits on. A completed home changes hands on the secondary register at the Land Department; a pre-handover unit is an assignment of the original sale contract, needs the developer's no-objection certificate, and carries whatever is left of the payment plan.

No. Each Peninsula tower is registered separately with the Land Department. This page covers Peninsula One only, and every figure on it comes from that tower's own recorded sales.
Why does the page lead on the last four months?
Because this register is almost entirely launch sales, registered before the tower completed, and the resale market here is recent. The last four months are where owners are actually selling to owners; the long-run figures mostly describe what the developer sold at.
Is the price data on this page asking prices or actual sales?
Recorded transactions. Every figure comes from the Dubai Land Department register — contracts registered off-plan and completed units changing hands — never an asking price. The register-mix line states how much of each this building holds.
Can I tell from this data whether a unit is selling below its original price?
No. The Land Department records a developer's first sale and a pre-handover resale under the same code, and the export carries no unit identifier, so an original price cannot be traced to a later sale of the same apartment.
How current is this register?
The page states the date of the most recent recorded sale it holds and recomputes every figure on load. Records arrive in batches, so the newest few days are typically not yet included.
